  • Mow the lawn and remove any weeds

  • Trim bushes, shrubs, and overgrown plants

  • Rake leaves and clear debris from yard and walkways

  • Sweep porches, patios, and driveways

Outdoor Cleaning

  • Clean windows and glass doors (inside and out if possible)

  • Remove cobwebs from entrances, eaves, and corners

  • Move trash bins out of sight

  • Hide garden hoses, tools, and yard equipment

Vehicles & Driveways

  • Remove cars from the driveway and keep the street directly in front of the home clear

  • Close garage doors

Outdoor Furniture & Decor

  • Arrange outdoor furniture neatly

  • Remove worn or unnecessary items (toys, pet bowls, old décor)

  • Add simple touches if desired—fresh cushions, a potted plant, or a clean doormat

Lighting & Fixtures

  • Replace any burnt-out exterior light bulbs

  • Turn on all exterior lights before the photographer arrives

  • Ensure house numbers are visible and clean

Pool & Patio Areas (if applicable)

  • Remove pool cleaners, nets, and toys

  • Clean pool surfaces and skim leaves

  • Tidy up any patio furniture and umbrellas

  • Put away pool towels and personal items

General Tips

  • Aim for a clean, uncluttered appearance

  • Think “model home” — simple, bright, and inviting

  • Do a final walk-around to make sure everything looks polished and photo-ready

Interior

Whole Home

  • Turn on all lights and replace any burnt-out bulbs

  • Open blinds and curtains to let in natural light

  • Remove personal photos, paperwork, and valuables

  • Declutter surfaces (tables, counters, shelves)

  • Hide cables, chargers, and small electronics

  • Make sure all floors are clean and carpets/rugs vacuumed

  • Empty all trash cans

  • Turn off ceiling fans

Living Room / Common Areas

  • Straighten and fluff pillows and cushions

  • Fold or remove throw blankets

  • Remove remotes, toys, and personal items

  • Clear coffee tables and end tables of clutter

  • Organize or reduce visible décor for a clean, simple look

Kitchen

  • Clear countertops of all non-essential items

  • Wipe down counters, appliances, and sinks

  • Remove dish racks, sponges, soaps, and towels

  • Hide trash cans

  • Remove magnets, photos, and papers from the fridge

  • Put away pet bowls and food

Dining Area

  • Set the table simply or leave it completely clear (clearing is recommended)

  • Arrange chairs neatly

  • Ensure light fixtures are clean and dust-free

Bedrooms

  • Make beds neatly with wrinkle-free bedding

  • Clear nightstands and dressers

  • Hide all clothing, hampers, and laundry

  • Store personal items out of sight

  • Remove items from under the bed that may show in photos

Bathrooms

  • Clear countertops of all toiletries

  • Remove toothbrushes, razors, and personal items from counters and showers if the showers are nicely tiled.

  • Hide trash cans, air fresheners, and cleaning supplies

  • Hang fresh towels neatly (or remove them entirely)

  • Close toilet lids

  • Remove bath mats and shower items (shampoos, loofahs, etc.)

Laundry Room

  • Clear countertops and sink areas

  • Put away detergents, baskets, and clothing

  • Keep appliances closed and clean

Final Touches

  • Do a last walkthrough and check every room

  • Ensure all lights are on - fans off

  • Close all interior doors

  • Make sure pets are secured and not visible during the shoot

  • Add plug in fresheners or wax warmers for an enhanced showing experience
